Commercial & Large Loss Response in Central Florida

On a commercial loss the damage is rarely the expensive part. Downtime is. Tenant relations are. A board that needs an answer, an insurer that needs a file, a health department, a school opening Monday, a risk manager who wants to know whether the building is safe to occupy.

Hanes works commercial and large-loss projects across Brevard County and Central Florida, and takes specialty assessment work statewide. The value we bring is the same as on a residential job, scaled: establish what is actually affected, document it to a standard that survives review, and give decision makers something they can act on.

What Commercial Work Demands That Residential Does Not

  • Occupied-building protocols. Containment, negative pressure and scheduling designed so the rest of the building keeps operating.

  • Documentation built for review. Multiple stakeholders read these reports — owner, manager, carrier, counsel, sometimes a regulator.
Photographs, floor plans, sampling locations, lab data, and methods and standards named.
  • Scale. Multi-unit and multi-floor losses need a sampling plan and a drying plan, not a walkthrough.

  • Clearance that means something. Reopening a school, a clinic or a restaurant needs independent verification, not a contractor's assurance.

  • Chain of custody on contents. Equipment, records and stock tracked item by item.

Avoid the Damage Pains and Call Hanes.

Recurring Commercial Problems in Central Florida

Oversized or poorly commissioned AC leaving latent humidity in occupied space. Negative building pressure pulling humid outside air into wall cavities, a leading cause of multi-unit mold with no leak involved. Flat-roof intrusion above suspended ceilings, discovered late. Domestic water riser failures affecting several floors. Cooling tower and stagnant-system Legionella risk. Post-storm envelope failures across a whole property at once.

Frequently Asked Questions

  • Do you work with our carrier or adjuster directly?

Yes, as the assessing or restoring party. We do not adjust claims, and we do not pay or accept referral fees.

  • Can you work after hours or in an occupied building?

Yes, and on commercial projects it is often the only workable approach.

  • Can you assess and remediate a commercial mold problem?

Not both on the same structure within 12 months — the same Florida rule applies commercially. We assess, write the protocol, oversee the work and verify the result.

  • Do you take statewide projects?

For specialty assessment and large-loss consulting, yes.
